Foster Montesinos Properties started cooperating with CLS Properties n 2008 with our first joint venture. Graeme Foster and Adrian Montesinos have over the years forged a close friendship  with CLS CEO Ken Salimbangon, venturing into property development business.

Am I required to invest the whole amount at once?

No – payments are made over the first 18 months after the project starts,  in 4 increment payments.

Will I be paying Foster Montesinos Properties or the builder directly?

All funds are held in a Foster Montesinos Properties account and dispersed on request from the contractor.

What returns can I expect on my investment?

Projected ROI over a maximum of 3.5-4 yrs is 35-50%.

Will I receive updates on my project?

Foster Montesinos Properties will be providing regular updates to all investors according to the timeline, starting from the land purchase to building completion.

What kind of investments are available through Foster Montesinos Properties projects?

We offer 2 types of investments:

  • Invest in the land to build local houses/units (income of 6.5% for the capital over 3 years)
  • Invest in a complete project 

Based on the amount of $$ investment, we will conduct a feasibility study and propose the most suitable investment opportunity. 

How safe is my investment?

All monies are held by Foster Montesinos Properties till dispersed to the contractor.
The land is owned by FM Properties.
The houses can be in a foreigners name. 
Tax declaration can be in a foreigners name.

What currency do I receive my return in?

Philippines pesos.

How do I receive my $ returns ?

The money will be transferred from the Philippines through Maybank to Foster Montesinos Properties HSBC account and transferred to you in either HK$ or US$.

What are the stages of development?

How long does it take to receive the payout?

CLS Properties has constructed 13 projects in the last 10 years and on average the houses were sold within 6 months after completion. The longest time to sell out any project was 12 months after completion. 
We predict this project will also be sold out within 6 months, therefore the payout is expected to be sooner, however, to be sure we commit to a maximum of 4 years for your ROI
